The Challenge
Castlemere is a modular developer building new homes on rooftops using factory-built units. They needed simple, workable contracts that could span UK sites and Latvian factories – with clear milestones and manageable risks. The default templates didn’t fit and they were at risk of legal gaps or delivery delays.

We created a customised NEC4 short contract that balanced structure with flexibility:

  • Scoped risks and responsibilities across UK and Latvian teams

  • Designed a staged payment plan linked to factory production milestones

  • Embedded site access terms, load-out logistics and installation sequencing
